Welcome to 63 Grady Court

catapultCommunity Happenings, Downtown Dayton Townhomes, Urban Townhomes

Rubicon Square, tucked away in the Fairgrounds District of Downtown Dayton, is a perfect example of successful urban infill development. Charlie Simms worked closely with city planners and the Rubicon Neighborhood Association to develop attractive townhomes with exterior styling that mirrors the look and feel of this historic district.

Only fourteen townhomes have been planned; eight have already been sold. Home owners in the second and final building enjoy green space views across a newly landscaped community park adjacent to Rubicon Square. Donated by the Genesis Group for all to enjoy, this emerald oasis in the heart of the city lies right outside the front doors of these lucky residents.

Once a home is in drywall, it only takes 45-60 days to finish it out with a buyer’s custom selections of cabinets, flooring, countertops, appliances, and other personal touches. But sometimes this still isn’t fast enough. To accommodate buyers in a hurry, Charlie creates “market homes.” These are brand new, move-in ready townhomes that have been completely finished out.

Welcome to 63 Grady Court, the newest market home at Rubicon Square. This home is a Rubicon plan, three levels of luxury urban living includes 1,323 square feet of living space in an open floorplan with volume ceilings, second level deck, covered porch and rear patio. This market ready home includes $5,870 in free upgrades, including interior exposed brick, upgraded flooring, and upgraded cultured marble bathroom countertops. An attached garage is an additional benefit for everyone living at Rubicon Square.

Exposed ceiling trusses running the entire length of the wide open living level gives this home a New York City loft feel. All that open space runs for nearly thirty feet, from the double windows in the great room and through the connected dining area and continues through the eat in kitchen and out the sliding glass doors onto the second level wooden deck. Charlie and Sales Representative Stephanie Dietz have selected Timeless Design wood laminate flooring in Roy Hickory, a substantial upgrade. Gleaming planks echo the lines of the exposed trusses to further enhance the open feel.63 Grady 1

All the custom finishes in 63 were chosen to complement the urban flair. Brushed aluminum fixtures and hardware accent 36” kitchen cabinets in dark walnut trimmed with crown molding. High definition laminate countertops in Antique Mascarello, the gold earth tones creating a gleaming counterpoint of color. Exposed interior brick walls add warmth.

Up a flight to the third level and the style and comfort continue. The master bedroom features a trey ceiling, a large inset higher than the surrounding perimeter soffit. Double closets in the master and a walk in closet in the generous second bedroom provide ample storage.

Tucked behind the attached one-car garage, a generous twelve by twelve foot bonus room features double windows overlooking the covered porch. At 63 Grady Court, this versatile live/work space includes an additional built in closet for extra storage.

In a community of just fourteen townhomes, each one is special. Don’t miss your chance to own a brand new townhome with a full one year warranty at Rubicon Square.Rubicon Park Image 3
