Charles Simms properties are first class and show better in person. It started with the landscaping solidifying the elegance and home feeling you get when you pull in. Everything from the landscaping, fountains, and the overall design of the buildings make this a beautiful and peaceful place to live. Once I toured a home my feelings of ‘I have to have this’ grew exponentially. From the unique exposed brick options, open ceilings, open floor plans, and elegant additions such as professionally designed color schemes and options like the shower in the master bathroom are what make this place scream unique and home. Location was huge as this is right of 75 and was a better commute for work to North Cincinnati than when I lived in downtown Cincinnati. Also, you are in one of best school districts in Ohio and there is literally everything you need within a 1 mile radius. From Austin Landing inclusive of shopping, nice restaurants, and grocery stores, to historic downtown Springboro and Heatherwood golf course that only added to this appeal of the area and home.
I travel the country a lot and place like this screams Chicago or New York which would be closer to the $1M range there. Also, this place is plenty spacious as this is the medium size floor-plan with 1800 square feet of living area, 3 bedrooms (or 2 and a den), 3 1/2 bathrooms, a 2 car side-by-side garage, and big deck that has provided many entertaining nights with my outdoor furniture and fire table. Overall this place has been my dream home and would buy another Charles Simms Property in a heartbeat.
